Hyperscale Digital Infrastructure Development

We are currently delivering one of the most significant digital infrastructure projects in the UK, designed to set new benchmarks for scale, performance, and sustainability.

The development is planned to reach a total capacity of up to 1 GW, with Phase 1 delivering an initial IT load of 50–100 MW. This phased approach enables rapid deployment while ensuring long-term scalability to meet the growing demands of data-driven industries.

Sustainability and operational efficiency are central to the design. The facility targets a highly efficient Power Usage Effectiveness (PUE) of 1.35, with a maximum threshold of 1.5, supported by renewable-backed energy sources. This low-carbon strategy aligns with national energy transition objectives and reflects our commitment to responsible digital growth.

A clear and structured development programme underpins the project’s delivery. Full planning submission is scheduled for March 2026, with construction of Phase 1 expected to commence in Q3 2026 and completion targeted for Q2–Q3 2027.
